Our Focus
Garito Real Estate (GRE) is a privately held real estate investment and advisory firm headquartered in New York. We acquire, invest in, and manage commercial real estate assets with the objective of long-term value creation.
Our investment strategy focuses on identifying opportunities where active ownership, operational improvements, strategic leasing, capital repositioning, and disciplined execution can unlock value during the lifespan of the investment.
In addition to our investment activities, GRE provides select advisory and consulting services to private investors, family offices, operating companies, and institutional partners. Drawing upon experience across acquisitions, asset management, due diligence, capital markets, and transaction execution, we help clients evaluate opportunities, navigate complex transactions, and make informed investment decisions.
Our Roots & The Grapes
The Garito story began four generations ago, when James Garito emigrated from Italy and supported his family by selling cases of grapes. Those grapes came to symbolize growth, hard work, and the potential within every seed of opportunity.
James expanded into the demolition construction industry and planted the Garito flag in Yonkers, NY in 1937 where our current HQ remains today. Over the decades, the family business evolved from residential demolition to large scale commercial demolition and site work development, completing projects across multiple states and MSA's working with regional, national, and international clients.
Building on this foundation of perseverance and integrity, Garito Real Estate was established to pursue real estate investment opportunities with the same customer first values and growth mindset that have endured the test of time - just as a single grape can grow into a thriving vineyard.
Leadership
Sam Garito founded Garito Real Estate to combine institutional real estate experience with the entrepreneurial mindset developed through a multi-generational family business.
He oversees the firm's investment activities, acquisitions, asset management, capital markets relationships, and advisory engagements. Sam works with private investors, family offices, operating businesses, and institutional partners on real estate investments, transaction execution, due diligence, portfolio strategy, and asset optimization.
Prior to founding GRE, Sam held leadership roles in private equity real estate and construction management, where he gained experience across acquisitions, underwriting, development, operations, and investment management. This background continues to shape the firm's disciplined, owner-oriented approach to investing and advisory services.
